What is it
In most Chinese cities you can borrow from both the housing provident fund and a commercial bank at the same time — a combined loan. The provident fund part carries a lower rate, but its quota is capped by rules based on your account balance, monthly contribution, income, house price and a city ceiling. This calculator estimates the quota from all five angles, then splits the loan you need into the provident fund part and the commercial part and works out the combined monthly payment and total interest.
Notes & fun facts
The provident fund is a forced savings system: employer and employee both contribute, and the money can be used for housing with a rate noticeably below market. The combination is the trick — a 2.85 percent fund rate beside a 3 percent commercial rate does not sound like much, but on a thirty-year loan the difference is tens of thousands.
Origin & history
China’s housing provident fund began in 1991 in Shanghai and spread nationwide through the 1990s. Combined provident plus commercial loans became common after 1998 when the welfare-housing system ended, letting buyers borrow beyond the fund ceiling while still using cheap fund money first.
